When we work for Buyers we are an Exclusive Buyer's Agent representing only the Buyer, and offer a higher level of service through our commitment to Buyers only! If you know how real estate works, you cannot afford not to have a Buyer's Agent, our fees are Free to you, we are paid by the Sellers, but we don't represent them, we represent the Buyers only!
Unlike most Realtors, we specialize and research "Must Sell" properties in the Greater Vancouver and Fraser Valley. We inform our clients about most Good Deals that match their criteria. In today's market, Timing is Everything! This is why our clients have a better chance to buy a "Good Deal" with us, than dealing with any regular Realtors that represent mainly Vendors, and have no time to do what we do for our clients!
What's the difference between Alain's Team and Most Agents?
Most Agents: Can show you all the homes in the MLS.
Alain's Team: Will show you all the homes in the MLS, mostly Good Deals (foreclosures, pre-foreclosures, distress sales, bankruptcy sales, estate sales etc.), homes that are not on the MLS, for sale by owners and others that are not listed.
Most Agents: Can tel you the price their vendors are asking for their listings, but cannot suggest an offering price.
Alain's Team: Will tell you the price the vendors are asking for their homes, will calculate the fair market value of the home for you, and assist you in developing an agressive offering price by using comparable sales data and the Vendor's motivation!
Most Agents: Can provide "raw" information on comparable homes that have sold. Not allowed to interpret that for you, because they represent the Vendor.
Alain's Team: Will provide and interpret information on comparable homes that have sold in the area, and help you formulate an agressive offering price and negociating strategy!
Most Agents: can convey your offer to the Vendor and convey his response back to you.
Alain's Team: Will guide you through the entire negociation process, offering advice and information every step of the way, to achieve getting a Good Deal!
Most Agents: Can tell you some general information about the Vendor.
Alain's Team: Can tell you everything he can find about the Vendor and specially his/her motivation for selling!
Most Agents: Must tell the Vendor everything they know about your financial status and your motivation for buying.
Alain's Team: Will keep any information about you confidential, if it would weaken your negociation position.
Most Agents: Think in Vendor's term, to get the highest price possible for their client.
Alain's Team: Think in Buyer's terms, to get the lowest possible price and best terms for the Buyer, not for the Vendor.
Any licensed Realtor can act as a Buyer's Agent, just as any licensed Doctors can perform brain surgery, but if you were going to have brain surgery, would you not want a Specialist?
What's the difference? The difference is training, experience, and commitment to knowing everything they can learn about their specialty. Any Doctor knows quite a bit about brain surgery; in fact Doctors know just enough about brain surgery to know that you need a specialist if you need brain surgery.
Would you like to use a "part time" brain surgeon?
Ordinary Realtors when selling their listings directly to a Buyer, act as a dual Agent, and they represent Seller and Buyer at the same time, getting paid a double commission (listing + Selling), which invites to a conflict of interest (see attached copy of a court decision). In other words, most of the time, Realtors, when representing a Seller and Buyer as a Dual Agent, are "part time" Buyer's Agents.
In the case of SNIDER vs. OKLAHOMA REAL ESTATE COMMISSION, June 1, 1999
The Oklahoma Supreme Court said: "Sellers's agents and dual agents do not and cannot by law give buyer the same degree of loyalty as an agent who acts on behalf of a Buyer. Seller's agents owe their allegiance to the Seller. Dual agency does not receive the same degree of legal protection as that afforded by an agent acting solely on behalf of the Buyer"
